Strategic Clonmel opportunity with residential potential guides for €1.4m

A RESIDENTIAL development site on the Coleville Road in Clonmel, Co Tipperary, has come to the market with a guide price in excess of €1.4 million. Extending to around 9.68 acres, it is located on the Tipperary side of the Coleville Road, just to the east of Hotel Minella.

Under the current Clonmel and Environs Development Plan, about 8.05 acres of the site is zoned New Residential and the remaining 1.63 acres is zoned Amenity.

Finín O’Driscoll of agents Knight Frank says the property benefits from a positive planning history, as it was granted planning in 2007 for the construction of 133 houses and apartments. This grant has since expired.

Clonmel Town is an established provincial centre with a population of over 17,000 and a strong employment base with large multinationals such as Abbott and Boston Scientific operating in the town and MSD Pharmaceuticals within 10km at Ballydine.

The site is situated in an attractive setting overlooking the River Suir and is within 1.5km of the town centre. It has road frontage on two sides: 90 metres of frontage on to the Coleville Road and 150 metres of frontage on to the access road to Dudley’s Mills Business Park.

Furthermore, the area is well serviced by local schools with the Loreto Convent Secondary School positioned within 1km of the site.

It is also readily accessible, being situated close to national routes such as the N24, which links Limerick, Waterford and Rosslare Port, while junction 10 on the M8 Dublin-Cork motorway is about 15km away.

Additionally, the town benefits from rail links between Waterford and Limerick.
